Please note that we often receive multiple applications for each property & we process all submitted applications to select the most qualified applicant. Application fees are non-refundable. If you have any questions before submitting your, application, please call our office during business hours (Monday-Friday 8am-5pm EST).

 

These items are required for any potential adult tenant:

• Completed application form.

• Application fee for applicant listed on the application.

• Copies of two most recent pay stubs or if you are self-employed, a copy of your most recent tax return. In the event you are relocating or starting a new job, please attach an intent to hire letter with the application.

 

Additionally, we recommend you contact your current landlord to notify them that Spear Properties will be contacting them as reference in regards to your rental application.

 

Applications are only valid for 30 days after submission and can be applied to any of our rental properties.

 

Please note, if you are approved for a property, there will be a security deposit due in order to guarantee your housing; if no security deposit is received, the property may be given to the next approved application. This is deposit is separate from the application fee due upon submitting your application. This is a one-time, single charge for holding the property itself.
